FOR PURCHASING, INSTALLING & MOVING INTO YOUR NEW
GUERDON MODULAR (I-Code) HOME

The following is a "time line & check list" for what has to be done, about how long it will take to do it, and in the approximate order you will need to do it in. As you read through this checklist and prepare to embark on the path to the purchase of your new home, you will have questions.  Feel free to contact us and ask as many questions as you want. If we don't know the answers we will be happy to find them, or help you find them. We wish you good luck and a fast and uneventful journey through the following 16 steps to purchasing, installing, moving into, and enjoying your new Guerdon home from T&C Homes.

TIME NEEDED
  1. FIND AND SECURE LAND FOR YOUR HOME
    1. In order to finance your home the title to the land must be in your name, or the name of the person whose name will be on the mortgage.
    2. If you will be financing your home and the land is presenting part of a larger parcel that already has a home on it, the land must be subdivided so that there is only one home per parcel

  1. GET YOUR FINANCING PRE-APPROVED
    1. We can help you with this, as much or as little as needed. Be aware that we work with all the major financial institutions in the manufactured home industry.
    2. Make an appointment with T&C Homes or the Bank/financial institution you have a relationship with to secure pre-approval on your home/land purchase.
3 Days
  1. CHOOSE THE FLOOR PLAN OF YOUR GUERDON HOME
    1. Select the most likely plans for your situation and location.
    2. Remember, we can reverse plans both side-to-side as well as end-to-end, plus move windows, walls, and stretch the home in length
2 -4 Weeks
  1. DO COMPLETE OPTION SELECTION, INCLUDING PLAN MODIFICATIONS AND COLOR SELECTION, FOR YOUR NEW GUERDON HOME
    1. This is a back and forth process of communication between us (a partnership of you and T&C Homes) and the Guerdon factory exchanging proposed plans and options until both sides are convinced they understand what is being ordered and what can/will be built
  1. GET BIDS FROM CONTRACTOR ON THE FOUNDATION, UTILITIES, SEPTIC AND ANY OTHER WORK THAT WILL BE PART OF THE PROJECT
    1. T&C Homes works with several very experienced and proven contractors and will be happy to obtain these bids for you.
    2. If you have a contractor of choice, T&C Homes will be happy to provide them with all the plans and schematics they will need to construct your foundation. We will also put them in the direct contact with our installation company to ensure a smooth and very successful installation
7 Days
  1. OBTAIN FINAL FINANCING APPROVAL
    1. Take all information regarding your home transaction to your financing institution.
      1. Land contract/deed to land
      2. Home specifications
      3. Purchase contract for home
      4. Bid costs and contract from your foundation/utilities contractor
      5. A list of any other costs that will be needed to be financed relating to your new home
    2. Secure your formal loan commitment documentation
7-10 Days
  1. SECURE YOUR BUILDING PERMIT
    1. Obtain a "building permit package" from the city/county that the home will be sited in. This package tells you the complete requirements for your building permit.
    2. Get a "perk" test for your septic tank (if applicable). The county health department does this.
    3. Get a foundation plan for your home from T&C Homes. If your permit package requires a locally engineered blue print, T&C Homes can provide it.
    4. Return the completed "package" to the proper city/county. The permit is usually issued within a week of the "package" being returned
10-14 Days
  1. CONTRACTOR BEGINS FOUNDATION
    1. Digs for and pours footings
    2. Installs Septic tank and drain field
    3. Runs all utilities to home site
    4. Pours foundation walls
    5. Completes any other pre-installation work required
3-6 weeks
  1. DO THE FINAL CONFIRMATION AND PLACE THE ORDER FOR YOUR NEW GUERDON HOME
    1. The scheduling of your home for construction will take place when final confirmation is completed.
    2. A modular (I-Code) home built off-site has to go through the same plan/inspection process that is required of a site-built home. This means that the approval for construction rests with the state and local governments that are involved. Depending on the location the home is going into this could add up to 6 weeks to the ordering and building process.
  1. HOME IS DELIVERED/INSTALLED ON YOUR FOUNDATION
    1. Home is installed on foundation at the time of or within a short time after the home is delivered.
7 Days
  1. HOME OWNER SCHEDULES HOOK-UP OF ALL UTILITIES AS SOON AS THE HOME IS INSTALLED ON THE FOUNDATION
    1. Gas
    2. Electricity
    3. Water
7-10 Days
  1. INTERIOR WORK BEGINS - ONCE ALL UTILITIES HAVE BEEN TURNED ON
    1. The finish crew needs heat and power to finish your home
    2. Sheet rock and trim
    3. Carpet is installed
    4. House is cleaned
10-14 Days
  1. T&C HOMES TURNS HOME OVER TO HOMEOWNER
    1. Final funding on home is completed
    2. T&C Homes and homeowner do a walk-through inspection
    3. Warranty begins--All warranty items are noted at this time. Homeowner continues to inspect home over the next 30 days to find any additional warranty items that were overlooked.
    4. Homeowner moves in

3-5 Days
  1. ALL CONTRACTORS WORK IS COMPLETED
    1. Items such as, stairs, decks, walks, & garage.
